What are your main duties and responsibilities?

As a property manager I take an active role in tenancies from beginning to end. When a property needs new tenants, I prequalify applicants to assess their suitability for the property and personally attend viewings to ensure the right candidate is selected. To keep our landlords legally compliant, I complete pre-tenancy paperwork such as references, right to rent checks, and deposit protection documents. I’ll also arrange a professional inventory to assist with the check in process at the start of the tenancy and notify the council & utilities that the tenant has moved in.

During the tenancy, I’ll schedule periodic inspections to ensure that the property is kept in a good condition and to catch developing issues at an early stage. This will help to reduce maintenance costs down the line. When repairs are needed, whether these emerge from an inspection or are reported to us, I’ll liaise between tenants, landlords, and contractors to ensure the work is completed swiftly.

At the end of the tenancy, I arrange a check out of the tenant and inform them of their responsibilities before vacating including coordinating and scheduling cleaning services between tenancies to ensure a smooth transition. I’ll act as a mediator between the landlord and tenants to resolve any disputes when it comes to returning the deposit and if needed, I’ll assist the landlord throughout a deposit claim process by submitting evidence and keeping them up to date on progress.

What does a typical day look like for you?

My working day tends to be highly varied. I’ll start my day by checking my emails so I can pick up on any problems that have been reported by tenants. I’ll continue to monitor these throughout the day so that I can always provide a prompt response. Any reported issues are logged in our management system and, if needed, I’ll liaise with the landlord to keep them updated and seek approval for any repairs or maintenance. I’ll then assign a suitable contractor to the job and will ask the landlord to approve quotes when received. I’ll oversee the completion of the job and log the invoices on our management system for Holly to process. Outside of these duties, I take care of a variety of administrative tasks that ensure our operations continue to run smoothly. These include monitoring the expiration dates of legal certificates to ensure our landlords remain compliant, organising paperwork for upcoming tenancies, and preparing properties for tenants to move in.

What do you love about your job?

When you genuinely like and trust your teammates, it creates a great working environment. We can rely on each other for help, guidance, and encouragement and work well together to achieve common goals more effectively. Being transparent with one another also ensures that everyone’s perspectives are valued and leads to better problem-solving, brainstorming, and decision-making. I also love that every day is different at Pure Lettings. It keeps things interesting and allows for new challenges and opportunities to learn and grow.

What do you enjoy about working with clients?

I work closely with our clients and it’s always great to hear when they have positive experiences with us. My aim is to always build strong, long-lasting relationships with clients, as these can be extremely rewarding.

How did you get into the industry?

Earlier in my career I was able to hone some of the skills that I now use on a daily basis by working in facilities management at a sizeable corporate company. This gave me experience with a wide range of managerial tasks involved in the maintenance and operation of the company facilities.

Looking to take on a new challenge, I decided to apply my skills within a different setting by taking a position as an office manager at a smaller company. However, this role extended beyond the usual office management duties, as I was tasked with managing and maintaining three commercial offices, as well as a residential flat within the building. This was the initial spark that led me to lettings and property management. I researched roles that fit with my passion and skillset, and found the Pure Lettings team.

What are the most important skills for your role?

  • Organisation

It’s vital to manage tasks efficiently, maintain clear communication with tenants and landlords, keep track of maintenance and repair schedules, and be prepared for emergencies.

  • Multi-tasking

Being able to prioritise tasks effectively is central to providing a quality service. Communicating with tenants and landlords will ensure that everything operates smoothly.

Tell us a ‘fun fact’ that people won’t necessarily know about your role.

Did you know that the concept of letting or renting out properties has been around for a very long time? In fact, historians have found evidence of people renting out their homes as far back as ancient Rome! Back then, landlords would advertise their available properties by writing messages on public walls. Can you imagine using a wall to find a place to live?

Where do you live?

I live in Farnborough Village, which lets me appreciate peaceful natural landscapes and countryside views whilst still having access to essential amenities. There are also some great community events and activities throughout the year, allowing neighbours to come together and socialise.

What do you enjoy doing outside of work?

I have two lively and mischievous spaniels who I enjoy taking out for walks. This is a great opportunity to take in the best of the local scenery whilst also keeping active! I like to keep fit by attending regular fitness classes as these provide the motivation (and accountability) to keep on top of my goals. You might also find me out on the golf course in my spare time, taking the chance to improve my skills and enjoy quality time with friends and family.
